Job Description:
Our Property Manager will be responsible for the oversight, performance, and management of our portfolio of multifamily community assets in the Greater Greenville / Spartanburg Metropolitan. Responsibilities include setting and collecting rent, handling maintenance requests, marketing and filling vacant units, and assisting with setting the budget for the properties under their portfolio.
As the representative of our Greater Greenville multifamily portfolio, our Property Manager will be required to know and follow all local landlord-tenant laws and regulations. They will follow all regulations including but not limited to following rules regarding security deposits; evictions and setouts; and lease terms and regulations. They will act as a local presence for our properties by conducting at least once a week site visits to each property to ensure that they are up to the standards set forth by MLP. They will understand our standard operating procedure for our assets and will hold each asset to these standards to ensure their success.
Property Managers will also facilitate all maintenance requests, unit turns, and grounds maintenance in conjunction with our local contractors. They will work directly with these contractors and our operations team to schedule appropriate work and timelines, help approve work orders, and follow up on work completed to ensure it meets the agreed upon work standard. They will work with tenants on any maintenance requests that arise and will facilitate a quick and smooth resolution to each issue.
Security deposits, rents, and applicable utilities will be collected by the Property Manager on a weekly basis. They will keep track of all rents to understand any delinquent payments, collection issues, and potential evictions. They will always first work with our tenants on an individualized basis to help them meet their rent payments needs, within reason. Working with our tenant base is a significant part of this position and our Property Manager will continuously work towards fostering positive tenant relationships.
As a part of our Carolinas Team, our Property Manager will spend most of their work week ensuring the stabilization and success of the multifamily residential assets in their management portfolio. They will work directly with our Greenville Team in our Greenville, SC office and on occasion in Charlotte, NC to work directly with our Carolinas Team. While this position will be based in the Greater Greenville, SC area, some responsibilities may include the oversight of our growing portfolio in the Greater Charlotte, NC area. Administrative work will include dispersing proper and timely reports to our operations and asset management team, attending weekly workshops and meetings, and heading property inspections for internal purposes, as necessary.

Valid Property Management License for South Carolina
Requirements:
Must be eligible to work in the United States of America
Must be at least 18 years of age
Bachelor’s Degree in Business and/or multi-year experience in Property Management preferred
Experience in banking is a plus
Property Management License in South Carolina required
Real Estate License in North Carolina is a plus but not required
Tech savvy with working knowledge of Gmail, Google Drive, Microsoft Office (especially financial modeling in excel), RentTech (or other PMS), and Slack
Excellent written and verbal communication skills, conveying information and ideas clearly
The ability to communicate over the telephone, in-person, and video conferencing.
Ability to meet deadlines and execute a weekly reporting system
Travel required between real estate holdings in areas such as Greenville, NC; Spartanburg, SC; Wadesboro, NC; and Ellenboro, NC. Additional travel as needed may also be required.
